Your tenant has to hand over the property in the same condition it had when he or she moved in.
If it was refurbished, it must be restored to the same condition. Many landlords prefer to hire professionals to do the restoration and use the tenant’s security deposit to pay for the work.
Together with your tenant, you should make an inspection of the property. You should use the inspection to agree on what needs to be repaired, and who should pay for it.
The tenant must vacate the property 14 days before the tenancy expires, so that you can get it ready for a new tenant.
If the property was not refurbished by occupation no restoration can be required.
