If your tenant is unable to report defects and deficiencies through BoligPortal during the move-in period — either because they did not receive the reporting link or because reporting is not possible — there may be several reasons for this.
Common reasons why a tenant cannot report defects and deficiencies:

Reason 1: Reporting is not activated in the inspection builder
When you create a move-in inspection on BoligPortal, you must manually activate the feature that allows the tenant to digitally report defects and deficiencies within the first 14 days of the tenancy, after the move-in inspection has been completed.
If the feature is not activated, the tenant will not receive a link for reporting any defects or deficiencies.
You activate the feature in your inspection under the 'Detaljer om synet' tab, where you must check the box 'Indhent fejl og angler fra lejer' and specify the start time.

Reason 2: The reporting period is not active
If the tenant cannot report defects — either because the link no longer works, or because the tenant never received it — even though you have activated the function in your inspection as described above, it is most likely because the reporting period is not active.
The tenant has exactly 14 days, starting from the exact time you specified in your inspection. This is typically the move-in date.
Note: Once the move-in inspection has been completed and signed, you can no longer change the start date of the 14-day reporting period.
If you need to extend or change the period, you must arrange it directly with the tenant and collect reports outside of BoligPortal.
How to check as landlord if the reporting period is active
As a landlord, you can always check whether the 14-day period has started directly from your profile — whether using BoligPortal via the website or the Inspection App.
- Go to 'Inspection reports' on your profile, and click the '14 dages fejl og mangler' tab
Your inspection will appear here if the reporting period is active.
If it is not active yet, it will be listed under 'Kommende' – and if the period has ended, it will be under 'Afsluttet'.
- Optionally check the 'Status' column to see how much time is left in the reporting period
If you click the status field, you’ll be taken directly to the 14-day reporting section in your move-in inspection.
Here you can see the exact time the period starts or ends, as well as an overview of any reported issues.
How to check as tenant if the reporting period is active
Your tenant can, just like you, always check if the reporting period is active.
If your tenant contacts you with questions about the 14-day reporting, you can simply send them this guide.
- Go to your personal Tenant Hub
You can access the tenant hub through the email "Welcome to your tenant hub" or by clicking 'Se flytterapport' in the email received after the move-in inspection.
Note: If the 14-day reporting period starts before the inspection is held — e.g., if it’s held days after move-in — the tenant will receive the email with the link to the tenant portal after all signatures are completed.
This means the period is already running. The tenant can report defects for exactly 14 days from the handover date entered in the inspection builder.

- Go to the '14 dages fejl og mangler' section in your tenant hub
If the reporting period is active:
Here you’ll see how many days are left to report defects, including the exact end date.
If the reporting period is not yet active:
Here you’ll see how many days until it starts, including the start date.
If the reporting period has ended:
You’ll see a box with the number of reported issues and a link to your 14-day reporting page. There, you can view the exact expiration date.
Frequently Asked Questions
Once the move-in inspection has been completed and signed by all parties, you can no longer change the start date of the reporting period.
If you want to give your tenant more time to report defects, you must arrange an alternative method directly with the tenant. For example, the tenant may send you an email with a complete overview.
The option to report through BoligPortal closes automatically when the reporting period ends. Therefore, it is not possible to use the system once the period has expired.
As the landlord, you are also not required to accept further reports.
However, if you choose to accept reports after the deadline, you must arrange your own method — for example, the tenant sends a list directly to you via email.
