How do I report defects and issues with my rental to my landlord through BoligPortal?

When your landlord uses BoligPortal's move-in inspection tools, you will automatically have the option to digitally report defects and issues upon moving in. You will receive both an SMS and an email with a link to your personal reporting page.

You must report all defects and issues within 14 days from the day you received the keys to your new home.

Reporting defects and issues when you move in helps document any damages that were already present at the time of moving in. This way, you avoid having to pay for them when you move out.

 

How to report defects and issues through BoligPortal as a tenant

  1. Open either the email or SMS you receive from BoligPortal with a link to report defects and issues

    You will receive both the email and SMS on the day you are scheduled to take over the rental property according to your rental contract.

    The link is valid for 14 days from this date, so you just need to make sure to complete the reporting of all defects and issues before then.



  2. Click on the link in the SMS or on the 'Indrapportér mangler' defects' button in the email to access your reporting page.

    After that, you can thoroughly inspect your new home for any kind of faults, damages, defects, or deficiencies.

  3. Click on 'Tilføj fejl/mangel' to report a fault or deficiency

    You need to add one item at a time, but you can add as many reports as you want.

  4. Describe the fault and feel free to add a picture that further documents your report.

    Once you have saved your report, you will automatically receive an email confirming that your report has been registered in the move-in report.

 

You have the entire 14-day period to report faults and deficiencies. This means that you can add to your reports throughout the two weeks if you discover new issues you want to report.

On your report page, you will have a complete overview of all the faults and deficiencies you have reported.

You can also see exactly when your reporting period expires.

You will receive a report with all faults and deficiencies when the period expires

When your reporting period ends, and you can no longer add reports, you will receive an email from BoligPortal. This email will contain a link to the move-in report, where all your reports are compiled.

We recommend that you save a copy of the report locally on your computer to ensure you can document the reported faults and deficiencies when you move out.

Your landlord will automatically receive a copy of the report, so you do not need to forward it.

 

Why do I receive an email every time I report an issue?

The system is designed to send you a confirmation email for each issue you report. This ensures that you can be confident that your issue has been registered and documented, so you don't risk missing an issue or deficiency that you could potentially be held responsible for when moving out.
 

I have discovered another fault or deficiency after the 14 days have expired. What should I do?

Your digital reporting page at BoligPortal automatically closes exactly 14 days after it becomes active.

If you discover a fault or deficiency after this period, you will not be able to include it in the report generated based on your reporting page.

According to the rental law, all faults and deficiencies that should be included in the move-in report must be reported within the first 14 days of the rental period. Therefore, your landlord is not legally obligated to include faults you find later than this—however, many landlords are kind and reasonable, so we recommend that you contact your landlord as soon as possible and explain your situation.

 
What counts as a fault or deficiency?

Faults and deficiencies in a move-in inspection may include:

  • Wear and damage – Scratches, holes, stains, or marks on walls, floors, ceilings, countertops, etc.
  • Defective installations – Lights, outlets, switches, appliances, etc., that do not work properly.
  • Leaks and water damage – Signs of water damage, mold, or moisture problems.
  • Fixtures and locks – Windows and doors that do not close properly, or locks that do not function.
  • Missing inventory – Missing door handles, loose trims, cabinets/drawers that do not close properly, and similar issues.
  • Heating and water – Lack of heat, defective radiators, or problems with water pressure.

It is important to document all faults and deficiencies in writing, preferably with pictures, during the move-in inspection to avoid responsibility when moving out.

 

Is the landlord obligated to repair the faults I report?

The landlord is generally obligated to repair faults and deficiencies that significantly affect the condition or function of the property, unless they are minor issues that can be considered normal wear and tear.

If the defects make the property uninhabitable or significantly reduce the standard of the rental, the landlord is usually required to address them within a reasonable time. However, for minor cosmetic issues that do not affect the use of the property, the landlord is not always obligated to repair them.
