How do I set up an installment plan with a tenant through BoligPortal?

When using BoligPortal’s rent collection tool – whether through manual bank transfer or Betalingsservice – you can easily move the outstanding amount to a future month.

You can either transfer the full outstanding balance to a later month, or split the amount into smaller installments over several future months.

How to transfer a full outstanding amount to a future rent collection

 

  1. Find the relevant rent collection under 'Rent collection' in your profile

  2. Click 'See details' next to the unpaid rent

    This opens a window with an overview of the payment details.


     
  3. Click 'Transfer missing amount to next payment' in the payment overview

    Alternatively, you can click 'Transfer arrears to another month' in the yellow box at the top of the page, which leads to the same place.


     
  4. Choose the future month to which the amount should be transferred from the dropdown, and finish by clicking 'Transfer'

     

The full outstanding amount will then be moved to the selected month, added on top of that month's regular rent.

The tenant will pay the balance together with that month's rent.

The outstanding balance will disappear from the rent overview, and the original month's rent will be marked as "Paid" with a total amount of 0 DKK.

 

The rent overview under the current tenancy will also update, showing – instead of the rent amount for the overdue month, and the selected payment month will show the added amount labeled "Added one-time payment ".

 


 

How to split an outstanding amount into installments over future rent collections
 

If your tenant needs to pay their missed rent in several installments, you must remove or alter the original rent collection and add one-time amounts to the future months to cover each installment.

In the example below, the tenant missed a rent payment of 5,650 DKK for June 2025.

The landlord allows the tenant to pay the amount in two installments of 2,825 DKK, added to the rent for September and October 2025.
 

  1. Find the relevant tenant under 'Tenancies' on your profile

     
  2. Click the 'Rent' tab to see the tenant’s rent overview

    Alternatively, click 'Go to rent' in the rent box inside the tenancy view.


     
  3. Add the installment as a one-time amount to the desired months by clicking the three vertical dots and selecting 'Add/subtract single amount for this payment'

  4. Choose "Rent" as the payment type, give the payment a clear name, enter the installment amount, and click 'Add single amount to payment'

    In the example, the installment is named "Rent arrears (installment for June 2025 – final of 2 installments)", to clearly indicate what the charge relates to.

    As shown in the summary, the installment is added to the rent for that month.
    Repeat this process for every month the tenant will be paying part of the arrears.

     

Next, you’ll need to decide what to do with the original month – in this case, June 2025 – that has now been split into future installments.

Here are your options:
 

  • Deduct the amount using a one-time adjustment, leaving the rent as 1 DKK

    – Click 'See details' next to the relevant month
    – Click 'Add/subtract single amount for this payment' in the payment details overview
    – Choose "Rent" as the type, name the entry, and enter the amount with a minus sign ( - ) in front

    Note: Rent cannot be listed as less than 1 DKK. You must deduct the full amount minus 1 DKK (e.g. -5,649 DKK in this case).

     
     
  • Delete the rent collection for that month entirely

    Note: This will remove the entire entry, including any notes or changes you’ve made.

    – Click the three vertical dots next to the month you want to delete
    – Select 'Delete payment'
    – Confirm by clicking 'Yes, delete payment'

     
     
  • Mark the rent as paid and add a note stating it was transferred as future installments

    – Click 'Paid', enter date and amount, then click 'Save'
    – Click 'See details' for the payment
    – Go to the 'Notes' section and add a note explaining that the payment is marked as paid but was actually split into future installments
