If your tenants pay rent via bank transfer to your account, you can benefit from setting up your rent collections in your BoligPortal profile under 'Rent collection'.
It’s a digital tool that allows you to reconcile and manage payments so you always have an easy and complete overview of the rent for your rentals.
It’s 100% free to use.

Full overview of arrears, as well as current and next month's payments
In your control panel under 'Rent collection', you’ll have a complete overview of current and next month's rent collections, including any outstanding payments if one or more tenants haven't paid on time.
You can sort the view at the top tab to get a full overview of each section.
By clicking on the tenant’s name or address in the first column of each section, you will go directly to their individual rent overview and payment details.
Reconcile your rent payments when the tenant has paid via bank transfer
BoligPortal does not have access to your bank account or any insight into your personal or business financials. Therefore, our system cannot verify whether the tenant has paid the rent on time or if the full amount was transferred.
You must manually reconcile payments when the tenant has transferred the rent to your account.
To reconcile rent, simply click 'Paid' under 'Status' on the specific payment.
Once the rent is reconciled, the button turns green. You can always click 'Not paid' if you want to undo the reconciliation.
Add or deduct one-time charges from the rent
You can easily adjust a single month’s rent by adding or subtracting a one-time amount.
This is useful, for example, if the tenant gets a rent reduction for one month or rents a party room from you.
Just click the three dots next to the payment in question and select 'Add/subtract single amount for this payment'.

Transfer tenant’s outstanding balance to a future payment
You can easily transfer an outstanding balance so that the unpaid amount is added to a future month's rent.
- Find the specific charge under 'Arrears' and click 'See details'
This opens a box showing the payment details for that charge.
- Click 'Transfer arrears to another month' in the yellow box or under the outstanding amount in red
Note: If the tenant pays half now and wants the rest added to next month, click '+ Mark as manually paid' and enter half the rent amount.
Then follow this guide to transfer the remaining amount to next month.
- Choose the month from the list to which the balance should be transferred and click 'Transfer'
The payment details page will now include a note indicating that the outstanding amount has been deducted from this month’s rent charge and transferred to another month. The payment will also be marked as paid.
The outstanding amount will automatically be added to the rent payment in the selected month.
Delete entire or individual monthly rent charges
You’re free to delete a rent charge – either for a single month or entirely, for instance if the tenant moves out.
To delete a single charge, click the three dots next to the payment and select 'Delete payment'.
To delete the entire rent plan including future charges, go to the tenant's rent overview and click 'Stop rent collection'.

Add notes to your tenant’s rent payment
You can easily add internal notes if there are agreements or special circumstances related to a rent payment.
Simply click 'See details' on the relevant payment and scroll down to the 'Notes' field, where you can write your note.
The note saves automatically when you close the payment details box.
The payment will then be marked with a note icon so you can easily see that a comment has been added.
Export your rent charges as an Excel file
If you need to save your rent overview locally – for example to share it with your accountant or property manager – you can easily export it as an Excel file.
Just click the 'All' tab in your control panel followed by 'Export payments'.

Collect rent via Betalingsservice and avoid manual reconciliation
When you set up Betalingsservice for your rent collection via BoligPortal, the process becomes even easier.
Your tenant’s rent is collected automatically via Betalingsservice, and all completed or missing rent payments are automatically registered in your BoligPortal overview.
All it requires is an active creditor agreement with Betalingsservice and BoligPortal as your data provider.
