When you use BoligPortal's free digital rental contract, all signatures will be found on the last page of the signed contract instead of under § 12, where signature fields are otherwise provided.
This is solely because some additional information is added to the contract during digital signing, which does not fit under § 12 — this includes a verification stamp from Signicat. Therefore, the signatures are placed at the end of the contract, as the layout of a standard A10 rental contract cannot be altered to ensure its validity.
However, both the signatures and the rental contract as a whole are still fully legal and legally valid, as long as all parties have accepted the terms and signed the contract.
Note: BoligPortal's free service for creating and managing rental contracts is currently available in Danish. Therefore, images and some phrasing in this guide may appear in Danish. If you have any questions or need assistance please contact BoligPortal's Customer Service.
Once the rental contract is signed, you, as the landlord, will always be able to find it in your BoligPortal profile.
When you review the rental contract after it has been signed, you will notice that § 12. Signature is empty — even though both the tenant and the landlord have signed it. This is because the signatures are instead placed on the last page of the contract.
It does not matter if the § 12 fields are empty as long as the contract has been signed by all parties. Your rental contract is fully legally binding and valid with the signatures on the last page.
At BoligPortal, we use Signicat for digital signing, which is why your rental contract automatically receives a Signicat stamp once it has been signed digitally.
At the bottom of the signature page, there will also be a Signicat stamp, which verifies that the e-signature complies with the applicable regulations for digital signatures in Europe.
