When you collect rent through BoligPortal – whether you use automatic collection via Betalingsservice or manual reconciliation with bank transfers – you can easily regulate the rent. Simply find the relevant rent collection on your profile and click on 'regulate rent'.
Rent regulation or adjustments are used when there are permanent changes to your tenant's rent, such as a rent increase.
However, if there are temporary changes, such as your tenant receiving a discount on the rent for 3 months, you should use a one-time payment instead.

Do you have the legal aspect covered?
As a landlord, you are subject to rules and requirements under the Rent Act regarding rent regulation, including ensuring that the tenant is notified correctly according to the law. This notification is not done automatically through BoligPortal. Unfortunately, we at BoligPortal cannot provide legal advice.
How to regulate your rent collection on BoligPortal
- Go to the 'Tenancies' section and find the tenant whose rent needs to be regulated
- Go to the 'Rent' tab under the tenant's name and click on 'Regulate rent'
- Make your changes to the amounts or add new ones if there are additions to the rent
→ You select the date the adjustment will take effect in the drop-down menu
→ You adjust the amounts in the 'Amount' column
→ You delete entire items using the trash can icon
→ You add new items using the '+ Add/subtract amount' button
Example: Your rent is set to increase by 200 DKK as of March 3, 2025, and the tenant also wants to rent a storage room for a monthly fee of 100 DKK.
To adjust these changes, you should, in this case, set the effective date to March 2025, change the amount in the 'Rent' field to 4200 DKK, and click '+ Add/substract amount', select 'Storage room rental' and set it to 100 DKK accordingly.
- Check that your entries are correct in the 'Confirm regulation' section, save by clicking 'Regulate rent', and finish by confirming your choice once again
Once you have made and saved your rent regulation, a blue bar will appear in the rent overview, indicating that a rent regulation is being made.
Additionally, 'Rent regulation' will appear for the month the regulation takes effect, under your payment overview for the respective tenancy.
All rent charges after the specified date will automatically display the new, regulated rent.
If you have noticed a mistake in your rent regulation after saving and registering it, you can easily correct or reset the regulation.
How to reset or cancel the rent regulation
- Click on 'Regulate rent' again and reset all information to how it was before you made the regulation
- Double-check that all information has been reset, and finish by clicking 'Save regulation'
The rent regulation – including the blue notification bar – will now be gone.
How to correct an error in the regulation
- Click on 'Regulate rent' again and fill in all the details with the adjusted amounts, including correcting the error, following the procedure in this guide
- Double-check that all information has been reset and finish by clicking 'Save regulation'
Your correction will now be visible in the blue notification bar and under the Payment Overview.
Rent regulation means changing the fixed amount that your tenant must pay to rent your property. Whether and when you can make changes to your rent collection depends on the type of regulation you're making.
If it’s a concrete increase in the actual rent, as a landlord, you are subject to a number of rules and requirements established by the Danish Rent Act (Lejeloven).
If it’s an active addition chosen by your tenant, such as renting a parking space or storage room as a permanent addition to the rent, you can more freely make changes to the rent in cooperation with the tenant.
As a landlord, you are responsible for ensuring that all rent regulations are made correctly and in compliance with the Danish Rent Act.
