Is it a requirement to have a rental contract, or is a verbal agreement enough?

A verbal rental agreement is technically legal, but it can be difficult to prove its terms if disputes arise between the tenant and the landlord. Therefore, it is always a good and sensible idea to complete and sign a rental contract when an agreement is made to rent a property, whether it is a house, apartment, or room.

A signed rental contract provides a clear reference for the agreement and legal protection in case of disputes.

It is common practice in Denmark for the landlord to prepare a rental contract for their property, which they then send to the tenant for signing.

Remember the rental contract – also for subletting and room rentals

Whether you are renting a room or subletting an apartment, it is still a good idea to create a rental contract.

Even if the person subletting to you is themselves a tenant and therefore does not own the property or room, they can still use BoligPortal's free digital rental contracts to put your rental agreement in writing. This ensures clarity for a smooth and secure rental period.

A rental contract is your security for a safe rental experience

If the landlord refuses to create a rental contract, it could be a sign of fraud. Therefore, we always encourage our landlords to prepare a rental contract when they advertise their property with us.

At BoligPortal, we prioritize a secure housing search. We do this by personally approving all new landlords and listings.

We also offer all our landlords the use of our free digital rental contracts – the legally binding Typeform A10 contract – which is signed digitally with MitID.

This ensures that both the tenant and the landlord are as protected as possible.
