Can I change, edit, or extend a signed rental contract?

It is not possible to change a signed rental contract on BoligPortal, as it is a legally binding agreement between the landlord and tenant(s).

However, you can make changes to or extend a rental contract – this simply requires either creating a new rental contract or preparing an addendum (a so-called allonge) to the existing rental contract.

Unfortunately, BoligPortal does not currently offer a built-in tool for preparing addenda or allonges.

If you want to keep your documents collected on BoligPortal, you will therefore need to create a new rental contract that includes the desired changes, which must then be signed again by all parties.


Note: Digital rental contracts on BoligPortal are exclusively offered in Danish, which is why images and some words in this guide appear in Danish.


 

How to change or extend a rental contract on BoligPortal

To change a rental contract or, for example, extend the rental period of a fixed-term contract, you need to create a new rental contract to replace the old one.

You can advantageously duplicate the old rental contract, so you don’t have to create and fill it out entirely from scratch.

In the new rental contract, it is very important to clearly state which contract is the valid one. This includes a clear explanation of why the original contract is being cancelled and replaced by the new one. You can add this information under section 11.

The new, updated rental contract must be signed again by all parties to be valid.

Does anyone still need to sign?

If your rental contract has not yet been signed by all parties, you can simply cancel the signature request, make your adjustments, and send it for signing again.


How to cancel your lease contract signature request.

  1. Go to the 'Lejekontrakter' section on your profil and click on the 'Afventer underskrift' tab


  2. Find the relevant rental contract and click on 'Gå til oversigt'

  3. Click on the red 'Annuller anmodning' button, and confirm the cancelation

    The request for the lease agreement signature has now been canceled, and the lease agreement has been converted to a draft.

    This means that the signature link sent to the tenant via SMS and email is no longer valid.




  4. Find the rental contract, which is now a draft, under the 'Kladder' tab and click on 'Udfyld' to make your changes

  5. Make your changes and resend the rental contract by clicking on 'Send til underskrift'

 

Be aware that the tenant will receive a direct notification via email and SMS when you cancel a lease agreement.

Therefore, it’s a good idea to inform your tenant that you are canceling the signature request to make corrections in the contract, and that the tenant will receive a new contract for signature.

 

What should I do if there is an error in my rental contract?

If you notice an error in a signed rental contract, it’s important to have it corrected to avoid misunderstandings or problems later in the tenancy.

You can either correct the error by creating a new contract, which all parties must sign again, or by creating an addendum (an allonge) that describes and corrects the error.

Make sure the corrected version of the rental contract is signed by all parties – both the landlord and all tenants – for it to be legally valid.

Can I transfer a rental agreement to someone else?

If you want to transfer a rental contract to someone else, it is generally a good idea to create a new contract, which should be signed again by both the landlord and the person taking over the lease.

However, it is also possible to create an addendum — a so-called allonge — to the existing rental contract, stating that the lease is transferred to a new tenant. This addendum must be signed by all parties to be legally valid.

Can I add a name or tenant to a rental agreement?

If you want to add a name to a signed rental contracy, for example, if your tenant's partner is moving into the property, you will need to either create a new rental contract and add the person to the contract or create an addendum (a so-called "allonge") that adds the person as a co-tenant of the property.
