When you rent out your property, it is important to know the rules regarding what you can charge for rent. The rules depend on several factors, including the age of the building and its geographical location, whether there are multiple rental units in the building, and what type of property it is.
For example, it is relevant for your rent determination whether your rental unit or the building in which your rental unit is located ...
- Is geographically located in a regulated or unregulated municipality (kommune)
- Was built before or after 1991
- Has been modernized or thoroughly renovated
- Must have rent determined according to cost-based rent, the rental value or market rent
BoligPortal cannot determine your rent for you
BoligPortal does not have the legal authority to advise on specific rent determinations. Therefore, we cannot comment specifically on whether your rent complies with the rules for rent determination in Denmark.
You may benefit from looking at the available properties on BoligPortal that match yours in terms of location, size, condition, and furnishings. This can give you an indication of where a suitable rent could be for you.
For more specific legal insight, we refer you to seek advice from a lawyer or an interest organization for landlords.

You can apply for pre-approval of your rent
If you want to ensure that your rent determination is correct and reasonable for all parties, you can apply for pre-approval of your rent from the Rent Tribunal in your municipality.
A pre-approval is carried out by the rent tribunal in your municipality and typically costs an administration fee of between DKK 500-600.
However, it is a good investment in terms of avoiding complaints or financial losses related to your rental.

We reserve the right to question your rent determination and possibly pause or deactivate your advertisement if we assess that the rent is unreasonably high or low according to the condition, age, type, and geographical location of the rental unit.
