When you advertise your rental property on BoligPortal, there are many things you can do to maximize your chances of receiving many inquiries and thus quickly renting out your property to the right tenant.

We always recommend that you take some good photos of the entire rental property and write a comprehensive listing text that gives potential tenants the desire to take a closer look at the property.

 

Add good, bright, and representative photos

Good photos sell the product. Therefore, we recommend that you make an effort to take some good photos in daylight and in good quality.

You can use your mobile phone
If you don't have the opportunity to take professional photos, pictures taken with your phone can also be used as long as they are bright and clear.

Here, we strongly recommend that you only take pictures in daylight, avoid using flash, avoid taking pictures against the light, remember to clean the lens, and increase the brightness. This provides the best mobile photos.

Take pictures of the entire property and insert them in chronological order
By taking good pictures of the entire rental property and adding them to your ad in chronological order, potential tenants get a more realistic sense of the property and its layout.

Place the best picture first
The picture that appears first in the ad is what will entice potential tenants to click on your ad. Therefore, make sure that the best picture of the property's best room is placed first. 


Write an exciting title focusing on the unique aspects

Along with your primary ad photo, your title is the first thing potential tenants see in their search results. Therefore, make an effort to write a title that stands out and is appealing.

Highlight some particularly good aspects of your rental property in your title – for example:

"Spacious studio apartment close to the university and city center"

"Bright townhouse with a large garden and shared playground"

Avoid repetitions

When your property listing is on BoligPortal, the property's size, type, and number of square meters will automatically appear just below the listing images. Therefore, try to avoid repeating this information in your title.

Your listing title will be displayed in bold text below the property's basic details and just above the listing description.

Write a comprehensive and interesting listing description

Just like with the listing title, the description of the rental property is crucial for the interest you will attract.

Prospective tenants often have many questions, so the more information you provide in your description, the better.

Elaborate on the type of property, amenities, and features.
Describe the special features of the property – including those you have checked in the overview – and possibly elaborate more on those that need clarification.

Highlight the particularly positive aspects.
If your rental, for example, has a south-facing balcony, herringbone floors, built-in closets, or a dishwasher, it can be especially attractive to many prospective tenants.

Describe the area where the property is located.
We also recommend to describe the location of the property to stand out – for example, if your rental is located close to popular cultural sites, beautiful nature, or with a short distance to attractive educational or childcare institutions.

Respond to inquiries quickly and thoroughly

If you receive a large number of messages, it can be beneficial to create a message template where you thank the prospective tenant for their interest and inform them that you have received their message, promising to get back to them if they are invited for a viewing.

However, to create a listing with the potential for many visitors—and therefore a quick rental process—the best approach is to spend some time taking high-quality, well-lit photos arranged in a logical and appealing order. Additionally, writing an engaging title and description of the property is key.

Below, you’ll find two concrete examples of a good and a less effective listing. Use them as inspiration to craft your own strong listing.

Why is this advertisement good?
The listing features a bright and inviting primary image showcasing the best room in the home. Additionally, the photos are taken in daylight whenever possible, making them appear warm and welcoming.

A floor plan has also been added to the listing, labeled as 'Floor Plan,' which provides a button directing potential tenants straight to it.

The title, placed just above the listing description, highlights the best aspects of the property without repeating the key details already displayed directly below the images. The description is engaging, covering both the layout and atmosphere of the home as well as the surrounding area.

Why is this listing not particularly good?

The listing has placed the best images at the end of the sequence, meaning potential tenants must scroll through all the photos before seeing the inviting living room. Instead, the first images shown are of the bathroom and storage room in the property basement, which are less appealing.

Additionally, the floor plan has not been labeled as 'Floor Plan,' so the listing does not have a dedicated button linking to it. Instead, interested renters must scroll through the images to find it.

The title merely repeats basic details about the rental, which are already displayed just below the images. Furthermore, the listing description is brief and does not provide any real insight into the property or the surrounding area.


Why should I write about facilities or inventory when I have already checked them off in the ad?

Even if, for example, you’ve checked that there’s a dishwasher in your rental property, it's still a great selling point to mention it in your ad text.

Everything is optional – you decide what to write about or not. But our experience shows that many prospective tenants find it attractive when landlords describe the entire property and its amenities in the ad text.

On the other hand, it’s also important to remember to check off all of your property’s facilities and inventory in the checkboxes, even if you mention them in the ad text. The checkboxes act as search filters that potential tenants can select when looking for a property. If you don’t check the boxes, you risk being overlooked by prospective renters.
