How do I list and rent out my property on BoligPortal?

To rent out your property via BoligPortal, simply log in or create an account and click on 'Create +' in the menu at the top of boligportal.dk, followed by 'Rent out now'. Then, you just need to create your rental listing on BoligPortal, including a title, description, images, and technical specifications.

It is completely free to create and advertise your rental on BoligPortal.

Don't have a profile?
You create a profile by clicking on 'Log in' in the top right corner of boligportal.dk, followed by 'Create free user'. 



How to create a listing on BoligPortal

  • Click on 'Create +' at the top of the homepage, and then select 'Rent out now' from the drop-down menu
    Click on Rent out now.pngIf you are not logged in at this stage, you will be asked to log in or register as a user on BoligPortal.


  • Click on the blue '+ Create rentable' button

    If you have already created rental properties on BoligPortal – for example, if you have previously used our tools for rental contracts, move-in inspections, or rent collection, but have not advertised your property – they will automatically appear in a list under 'Advertised retables'.

    Here, you can simply click on them if you wish to advertise one of these properties. If that is the case, you can go directly to step 5 in this guide.



  • Enter the full address of your rental property in the address field
    Create rentable.pngIt is important that you enter the full and correct address of the rental property – including any floor, door number, and similar details – so that it matches the address listed in the Danish Building and Housing Register (BBR).



  • Fill in the rental property's type, area, and number of rooms, then click on 'Create 1 rentable'

  • Fill in all information about the rental property – including rent, move-in date, and facilities – and add images and text to the listing.

    The more thoroughly and completely you fill out these fields in the listing – for example, with high-quality images and an engaging listing text containing details about the property and the area – the greater interest you will attract to your listing.

    Here, we go through each point step by step on how to correctly and optimally fill out every part of your rental listing.

    Images

    Upload images to your listing.png

    Add pictures or a video to your listing – the more, the better.

    We only accept the following image file types: .jpg, .jpeg, .jpng, and .png, with a maximum file size of 10MB per file.
    We do not accept PDF or HEIC files (typically from Apple devices).

    Take good pictures in daylight

    For many prospective tenants, high-quality and detailed images are crucial in deciding whether to apply for a rental. We therefore recommend adding bright images of all rooms and outdoor areas — preferably in a logical order.

    You can also easily add a video of the rental property.

    Floor plan provides clarity

    It can be difficult to assess a property's size and layout from images alone. That’s why we recommend also adding a floor plan — ideally as the last image.

    You can add a floor plan button to your listing by clicking on the three dots on the desired image and selecting 'Floor plan'.

    If you do not have an official floor plan, you are welcome to include a hand-drawn layout as a reference.

    Remember the order

    Images will appear in your listing in the order you upload them. Make sure that the best image is set as the primary image — this is the one prospective tenants will see first.

    You can set the primary image by clicking on the three dots on the chosen image and selecting 'Primary image'.


    Image Management:

    Add more images by clicking 'Browse files'
    Delete images by clicking the three dots and 'Remove image'
    Choose front image by clicking the three dots and 'Primary image'
    Choose floor plan by clicking the three dots and 'Floor plan'

    Rooms

    Here, you have the option to adjust the number of rooms you wish to rent out, as specified in a previous step.

    Note: The number of rooms you enter must match the information registered with the Building and Housing Register (BBR).

    You can only specify the number of rooms that are officially approved for residential use according to the BBR record for your rental property.

    For example, if you have installed a partition wall to create an extra room that has not been officially approved for residential use, you cannot list it as a room in your ad. However, you can always mention it in your listing text so that potential tenants are aware of the additional space beyond the officially listed rooms.

    At BoligPortal, all new rental listings must be approved by our internal validation team. If the information you provide does not match the BBR record, your listing will not be approved.

     

    Size

    Here, you have the option to adjust the total area of your rental property, as specified in a previous step.

    Note: The total area (number of square meters) must match the information registered with the Building and Housing Register (BBR).

    You can only specify the number of square meters that are officially approved for residential use according to the BBR record for your rental property.

    If your property has additional space — such as a large loft or a basement that is not approved for residential use — you cannot include these square meters in your listing.


    However, you can always mention them in your ad text:

    Example:
    "Renovated townhouse of 102 sqm + large basement of 50 sqm with two storage rooms and laundry facilities."

    "Bright attic apartment of 74 sqm with a large 12 sqm loft in full height."

    At BoligPortal, all new rental listings must be approved by our internal validation team. If the information you provide does not match the BBR record, your listing will not be approved.



    Monthly rent

    Enter the monthly rent you wish to charge for the rental property. The amount must be stated excluding any utility costs.

     

    Utilities (Aconto)

    Enter the estimated utility cost you wish to charge in addition to the rent.

    What is aconto?
    Aconto means that the tenant pays a monthly amount based on expected consumption. You must document the tenant's consumption to charge this amount.

    Remember accounting and adjustments
    Each year, you must compare the tenant's payments with the actual expenses and make any adjustments.

    Any additional payments or refunds must be handled in the next payment or refunded. Adjustments to the aconto utility amount must be announced 6 weeks in advance.

    Utilities when renting a room
    If you rent out a room without a separate meter, the utility costs must be included in the rent.

     

    Deposit

    Enter the amount you wish to charge the tenant as a deposit — i.e., security —for potential costs related to repairs upon move-out.

    Note: You may not charge more than an amount equal to 3 months' rent, excluding utilities.
    For example, if the rent is 7,500 DKK excluding utilities, you may charge a maximum of 22,500 DKK as a deposit.

    By clicking on the fields for 1 month's, 2 month's, or 3 month's, which are highlighted in blue under the field, the system will automatically calculate the correct deposit amount for you.



    Prepaid rent

    Enter the amount you wish to charge the tenant as pre-paid rent — i.e., your security for payment during the notice period.

    Pre-paid rent covers the last months of rent, meaning it is not payment for the first months.

    Note: You may not charge more than an amount equal to 3 months' rent, excluding utilities.
    For example, if the rent is 7,500 DKK excluding utilities, you may charge a maximum of 22,500 DKK as pre-paid rent.

    The amount can be adjusted if the rent changes during the rental period.

    The tenant can choose to use the pre-paid months as rent upon move-out or during the notice period.

    By clicking on the fields for 1 month's, 2 month's, or 3 month's, which are highlighted in blue under the field, the system will automatically calculate the correct pre-paid rent for you.

     

    Move-in price

    This field is automatically filled when you enter the rental price, utility payment (aconto), deposit, and pre-paid rent.

    The move-in price shows the total amount — including the first month's rent — that tenants must pay to you before moving in.

    Note: Pre-paid rent and the first month's rent are not the same.

    Pre-paid rent is used to cover the rental costs for the last months the tenant stays in the rental property.

    The first month's rent is paid before moving in, along with the deposit, and covers, as the name suggests, the payment for the first month's rent.

     

    Rental period

    Enter the desired rental period.

    It is not allowed to rent out properties for less than one full month on BoligPortal.

    If you specify the rental period as '1-11 months,' '12-23 months,' or '24+ months,' we strongly recommend that you mention the period in your ad text, where you specify a timeframe.

    In general, rental agreements are unlimited unless there are specific exceptions, such as time-limited contracts or subletting.

    Note: In the case of a time-limited rental, it is necessary to have a valid reason for this limitation.

     

    Move-in date

    If you have a specific date for when your rental property is available for move-in, you should note or select that date in the calendar.

    If your rental property is available and ready for move-in, you can click on the field 'As soon as possible'.

     

    Energy rating

    Select the energy label of the rental property here. If the energy label is already available through the Danish Energy Agency, it will be automatically retrieved and displayed in the field.

    You can find your property's energy label here.

    Avoid fines: Since 2013, it has been mandatory for landlords to specify the energy label on advertised rental properties. Failure to comply with this requirement could result in significant fines.



    Lifestyle, facilities, and inventory

    Mark the facilities and inventory that apply to your rental property – such as whether the property has a balcony or a dishwasher. Under 'Lifestyle', you can describe who the property is aimed at.

    Checked fields provide more visibility
    We strongly recommend that you check your property's type, facilities, and inventory – even if you have already written these details in the listing text.

    Many of our users actively use filtering when searching for a property, so they only see listings that are relevant to them.

    This means that if you don’t mark the facilities (like a balcony), you might not appear in search results for users who are specifically looking for a property with a balcony, even if your property has one, unless you've selected it in this field.

    Expand in the listing text if needed
    You can always elaborate on these details in your listing text – for example, explaining that 'Furnished' means you leave your sofa and bed, or that 'Pets allowed' only includes dogs under 4 kg.

     

    Title

    Write your desired title (the headline for your listing) here.

    Highlight what makes your property special
    Along with your main listing photo, your title is the first thing prospective tenants will see in their search results. Therefore, make sure to craft a title that stands out and is appealing.

    Highlight some of the best features of your rental property in your title, such as:

    • "Spacious studio apartment within cycling distance of university and city center"
    • "Bright townhouse with large garden, close to shopping and playgrounds"
    • "Recently renovated attic apartment 800m from Strøget"
    • "Charming townhouse with south-facing courtyard, close to forest and beach"
    • "Share-friendly 3-bedroom with new kitchen and washer-dryer"
    • "Large and bright room with private balcony"

    Avoid repetition
    When your listing appears on BoligPortal, the size, type, and number of square meters will be displayed automatically. Therefore, avoid repeating this information in your title.

    Your title will appear beneath the basic details of your property in the listing, as shown in the image below.


    Description

    Write a detailed and informative listing description here.

    Just like the title of the ad, the description of the rental property plays a significant role in the level of interest you will get for the property.

    Prospective tenants often have many questions, so the more information you provide in your description, the better.

    Expand on the property type, facilities, and inventory
    Describe the property's special features – including those you marked earlier in the checklist – and elaborate on any points that need further explanation.

    Highlight the positive aspects
    If your rental property, for example, has a south-facing balcony, herringbone floors, built-in wardrobes, or a dishwasher, these can be particularly attractive to many renters.

    You can also describe the property's location to make it stand out – for instance, if it is located close to popular cultural venues, beautiful nature spots, or within a short distance of attractive educational institutions.

    Internal ID

    You can add a journal number to your ad here.

    A journal number is a unique identifier of your choice that you can use to organize and track your property listings. This can be helpful if you have multiple properties for rent.

    The journal number is only visible to you as the advertiser and will not be shared with potential tenants or seekers. It is an internal reference to help you manage your property listings more effectively.

     

    Showing

    Here you have the opportunity to offer a digital viewing of your rental property.

    A digital viewing makes your showing more flexible. It allows you to showcase the property via video, for example through FaceTime or Skype.



    Contact options

    Indicate how you would like to be contacted by interested tenants.

    You can choose whether you want to be contacted via BoligPortal's own secure messaging system, by phone, or both.

    With BoligPortal's messaging system, it's easy and quick to get an overview of your inquiries and communicate with prospective tenants.

    Here you have the option to let BoligPortal automatically create a valid rental contract for your rental property.

  • Complete the listing by clicking on 'Submit'

    You can always click on 'Save as draft' if you're not ready to rent out the property yet, or if you need to return to the ad creation later.

    We recommend clicking 'Submit' only when you are completely done filling out your property listing – including any optional information you'd like to add.




  • Wait for approval

    Once you have created your property listing, it will have a status of "Awaiting Approval." This means that your listing has been submitted for manual approval by BoligPortal's validation team to ensure that the listing is complete and accurate.

    We approve listings continuously — both during the day and in the evening.

 

Once your listing is created and approved, it will automatically be published on BoligPortal. This is where potential tenants can find it and contact you via the messaging system if they are interested.

If you prefer to actively search for a suitable tenant, you can use the 'Find New Tenant' feature, where you can view all active tenants on BoligPortal who are looking for a property like yours.
