What should I do if the tenant hasn't paid the rent?

If your tenant has not paid their rent as agreed, there are several things you should consider as a landlord.

Regardless of the situation, we recommend contacting the tenant directly to ask about the reason for the missing payment — such as illness, financial difficulties, or simply forgetting.

Many cases are best resolved through dialogue, and often a simple installment plan can benefit both parties if the tenant has trouble with a single payment.

If the non-payment is intentional — meaning the tenant refuses to pay rent — we recommend starting by sending a written reminder, known as a payment demand letter, and then seeking legal advice if the dispute continues.

At BoligPortal, we cannot offer legal guidance or assistance in disputes between landlords and tenants.

 


 

If the tenant has not paid rent via bank transfer

If your tenant pays rent each month via bank transfer, you must manually check your bank account to ensure full payment was received on time.

If the tenant has not paid — whether by mistake or intentionally — you should contact them and arrange a plan for how and when the rent will be paid.

If the tenant has not paid rent via Betalingsservice

Even if your tenant has an active Betalingsservice agreement, both the tenant and the tenant’s bank can reject individual payments.

The tenant can reject a payment at any time in their online banking, and the bank can sometimes decline automatic withdrawals if the account lacks sufficient funds.

If the Betalingsservice payment does not go through, the rent will appear as "Not Paid" in your overview, which you can find under the 'Rent collection' section of your profile.

In this case, you and the tenant must agree on an alternative method of payment — typically a manual bank transfer.

The Betalingsservice agreement will remain active, and rent for the following month will still be attempted through Betalingsservice.

Betalingsservice will continue to process future rent payments, even if one month is paid via bank transfer.

Once the tenant has transferred the rent, you must manually mark the rent as "Paid" in the overview.

 

Get automatic notifications about missed payments

If you collect rent automatically via Betalingsservice on BoligPortal, we recommend enabling payment reminders.

You will then receive email or SMS notifications if the tenant misses a rent payment.

If the tenant refuses to pay rent

If the tenant refuses to pay their rent, you as a landlord have several rights and options.

As it is important to follow the proper legal procedures, we recommend contacting a lawyer or another legal expert familiar with the tenancy law for advice.

It’s always a good idea to start with a dialogue to find a mutual solution that works for both parties.

After that, we recommend sending a written payment demand letter (reminder), informing the tenant that the rent has not been paid and setting a deadline for payment.

The payment deadline must be at least 14 days from the date of receipt.

If you notify the tenant that non-payment may result in termination of the tenancy, it’s a good idea to first review your specific lease terms and consult with a professional in housing law or contract law.
