When using BoligPortal’s digital moving inspection tool, you can easily note all relevant defects, damages, and deficiencies in your rental and its units and inventory during move-in or move-out inspections with your tenant.
You create defects and deficiencies in the inspection builder under the tab 'Gennemgang af rum' (room overview).
It is recommended to enter this tab and create all rooms and units in the rental in advance, making it easy and quick to go through everything with the tenant during the inspection.
If you have already created the rooms in a move-in inspection, the setup will automatically carry over when conducting the move-out inspection for the rental.

Note: BoligPortal's digital moving report service is only available in Danish, which is why some images and words in this guide appear in Danish.
How to register defects and deficiencies on rooms and units in BoligPortal’s inspection tool
The process is the same whether you complete the inspection via your profile on our website or directly in the inspection app.
However, it is recommended to complete the inspection together with the tenant on a phone or tablet, as both room and unit walkthrough and final signing of the inspection report are particularly easy in the app.

- Go to 'Inspection reports' in your profile, and select the relevant moving inspection from the list
- Go to the 'Gennemgang af rum' section inside the selected inspection
If you haven’t already created the rooms in the rental, you must add them by clicking '+ Tilføj rum' (in the app it’s just a +).
Remember to include all rooms that are part of the rental contract – including any outdoor areas or storage spaces for which the tenant is responsible.
You can always choose the 'Andet' type and rename it manually if it’s not listed – for example, if the rental has a balcony or storage room.
- Click on the room you want to start inspecting
- Click the plus sign ('+ Opret fejl' in the app) next to the unit where you want to register a defect or deficiency
The list of units is automatically generated based on the type of room you have created.
You can always add more units – for example a bathtub in the bathroom – by clicking '+ Tilføj enhed' at the bottom of the unit list – or remove units by clicking the three vertical dots and selecting 'Slet'.
- Register your defect or deficiency by choosing a repair type, describing the issue, and optionally adding a photo for documentation
If the issue does not need to be repaired but only documented, you can select the repair option 'Ingen udbedring (kun dokumentation)'.
If the defect needs to be repaired, you must also indicate whether it is the tenant or you as landlord who is responsible for covering the cost. You are responsible for ensuring that current legislation on wear and tear liability is observed.
We recommend documenting the defect with a photo whenever possible by clicking '+ Tilføj billede'. If you’re using the app to conduct the inspection, your phone or tablet camera will open automatically when you click here.
Tip: For recurring defects and repairs – e.g., if all walls throughout the rental need painting – you can click '+ Tilføj enheder', check 'Vægge' on the list, and select 'Vælg alle Vægge (5)'. This adds the same defect and repair note to all walls in the rental.
- Complete the registration of your defect or deficiency by clicking 'Opret fejl'
You will then return to the unit overview, where you can continue registering defects and deficiencies for all relevant units in the room.
- Click 'Markér som færdig' to complete the room when finished
This will automatically return you to the overview of all rooms in the rental, where the room you’ve marked as done will be displayed with a green checkmark.
- Continue to the next room until you’ve gone through all rooms and units in the rental with the tenant
You will automatically see an overview of which rooms you’ve reviewed and how many defects have been registered in completed rooms.
Note: If you have a general note about the entire rental that should be documented in the final inspection report, click on the 'Andet' tab and write it in the text field. You can also indicate if the rental needs final cleaning.
- Click 'Aflæsning af målere →' to finish the room and unit walkthrough and proceed to the next step in the inspection
All defects and deficiencies will automatically be included in the final inspection report, which you and the tenant will sign together.
