How do I set the condition of units in BoligPortal's moving inspection?

When using BoligPortal’s inspection tool, you can easily and quickly set the condition for all units in your rentals. This provides clarity and an overview of the rental’s overall condition and level of wear – both at move-in and move-out inspections. 

All units in your rental will automatically be listed with the condition 'God' (Good). Therefore, you only need to change the condition of your units if they are not in good condition – for example, if they are brand new, worn, or completely missing.

It is up to you as the landlord to assess the appropriate condition to assign to your units. You can click the folder below for a guiding overview of what the different condition categories entail.

Note: BoligPortal's digital moving report service is only available in Danish, which is why some images and words in this guide appear in Danish.

Guidelines for condition descriptions

How you assign conditions to your units is purely a matter of judgment and your responsibility as landlord. However, we recommend that you indicate the condition thoroughly and fairly to best describe your units – both at move-in and move-out. 

You may find it helpful to use these descriptions as a basis when reviewing your units. 

Note: This overview is a guideline. It is your responsibility to indicate the most accurate conditions for your units and to comply with all applicable laws. 




CONDITION
DESCRIPTION OF CONDITION
Ny (New)
The unit is new and unused or in virtually perfect condition. No signs of wear or use.

Example: brand new refrigerator. 
God (Good)
The unit is in neat and satisfactory condition. Minor, insignificant signs of use or wear that do not affect function.

Example: older but clean and regularly maintained wooden floors. 
Slidt (Worn)
The unit shows clear signs of use beyond normal wear. Visible signs of wear or damage; it may still function but is not in optimal condition.

Example: wooden countertop with noticeable scratches and moisture stains.
Forsømt (Neglected)
The unit is poorly maintained or defective. Visible and significant damage, missing parts or other issues that seriously affect function and/or appearance.

Example: a poorly maintained range hood that is clogged and not extracting air. 
Mangler (Missing)
The unit is completely missing. It is listed in the rental contract or move-in inspection, but is not present at the move-out inspection.

Example: if the tenant removed a unit during the tenancy that was present at move-in. 

 


 

How to set condition on your units in BoligPortal’s inspection tool

There are several methods for setting condition on your units, depending on whether you need to set the condition for a single unit, all units in a room, or all units in your entire rental. 

Regardless of the method you want to use, open your inspection in your profile and go to the 'Gennemgang af rum' (Room overview) tab.

How to set condition for individual units room by room

If you need to change the condition of your units individually – for example if you bought a brand new refrigerator for the rental – you can easily go into each room and change the condition of individual units.  

  1. Open the relevant room in the overview – for example 'Køkken' (kitchen)

  2. Click the button in the 'Stand' column that says 'God' to change the condition

How to set condition for all units in individual rooms

If all units in a specific room in your rental should be set to a different condition than good – for example if you fully renovated the kitchen – you can easily apply a single condition to all units in one entire room.  

  1. Open the relevant room in the overview – for example 'Køkken'

  2. Click 'Sæt stand på alt' at the top of the page

  3. Choose the condition you want to assign to all units in the room and click the 'Sæt stand' button

    All units in the room will now have the same condition. You can always change the condition of individual units afterward if needed. 

 

 


 

How to set condition for all units in the entire rental

If all units in your rental need their condition changed – for example if you completely renovated the rental and everything can be considered new – you can easily change the condition of all units with just a few clicks.

 

  1. Go to the main page of the 'Gennemgang af rum' tab where you can see all rooms in your rental


  2. Click the 'Sæt stand på alt' button at the top of the page

  3. Select the condition you want to assign to all units in the rental and click the 'Sæt stand' button

    All units in the entire rental will now have the same condition. You can always change the condition of individual units afterward if needed. 

 

Note: It is your own responsibility to ensure that all your rooms and units are set with the correct and most accurate condition.
