How do I adjust the first month's rent when the tenant does not move in on the 1st?

In BoligPortal's digital rental contract builder, the amount for the first month's rent will automatically be adjusted if the tenant's move-in date is not the 1st of the month.

As soon as you have entered the move-in date, the rental contract builder itself calculates what the tenant should pay for the first month's rent and for the first month's utilities advance. Afterwards, you can also make adjustments to the automatically calculated amount.

 

How to adjust the first month's rent in the rental contract

  1. Enter move-in date

    Under 'Generelt' in the rental contract builder, enter the move-in date. For example, it could be July 15th. 

         

  2. Enter rent
    Under 'Husleje', enter the amount the tenant will pay in rent per month. 

         

  3. Review the first month's rent
    Under 'Betalinger før indflytning', the rental contract has automatically adjusted the amount for the first month's rent and the amount for utilities for the first month. 

    If you want to use a different amount than the automatically calculated one, you can press 'Brug eget beløb'. If you still want to use the amount calculated by the rental contract, you can always press 'Brug ikke eget beløb'. 

         
    The adjustment of the amounts is based on a calculated daily rate, and therefore the rent for moving in on the 15th of the month will not necessarily be half of the full rent and/or utilities.

    Example: In July, which has 31 days, the tenant's rent and/or utilities will be adjusted to 17 daily rates.
