When you use BoligPortal's digital rental contracts, the amount for the first month's rent will automatically be adjusted if the tenant's move-in date is not the first day of the month.
The rental contract builder will calculate the rent and the prepaid amount under 'Betalinger før indflytning' (Payments before move-in) based on the move-in date you enter into the system. You can always adjust the amount yourself if you wish.
How to adjust the first month's rent in the rental contract builder
-
Go to the 'Generelt' (General) tab in the rental contract builder and enter the move-in date
In the example above, the move-in date is set to July 7, 2025 – that is, one week into a month of 31 days. - Go to the 'Husleje' (Rent) tab and enter the monthly rent for the rental property
- Now go to the 'Betalinger før indflytning' (Payments before move-in) tab and review the first month's rent
In the example above, the tenant will move into the rental unit on July 7, 2025. Therefore, the calculated rent is 4,032.26 kroner, which corresponds to the full rent of 5,000 kroner minus 7 out of 31 days.
The system has automatically calculated the rent and utility costs corresponding to the period from the move-in date to the end of the current month.
The calculation of the amounts is based on a calculated daily rate. Therefore, a move-in date on the 15th of the month will not necessarily be half of the full rent if the move-in month is, for example, February with 28 days or July with 31 days.
If you prefer to use a different amount than the automatically calculated one, simply click on 'Brug eget beløb' (Use own amount).
